Can I buy or sell a home in PA since the Covid-19 lockdown?

Can I buy or sell a home now? The short answer is YES, you can.

  • There are limitations on what you can do.
  • In Pennsylvania, as of today, NO BUYER can go into a home for sale, with the exception of a final walk through.
  • NO REALTORS can go into a home for sale or do any real estate related business outside their homes where they are sheltering in place. No exceptions.
  • The best we can do at this point is Virtual Real Estate, which is not new. The part that is new is that there are no physical showings, which is a big deal.

👍 My best advise as your Realtor Extraordinaire, is to wait until the restrictions are lifted if you are able. You all know that I don’t get paid until a home settles and these will be trying times, but I also have a fuditiary duty to my clients as spelled out in our Code of Ethics that we as Realtors abide by. I take the Code very seriously. As such, I do not recommend buying a home sight unseen.

BUT, not everyone has the luxury of waiting, so for those people, there are options!

Can you put your home up for sale now?

The answer is YES. The required documents to put your home on the market can be signed electronically and I can explain the forms  to you over the phone. We can even Skype, Zoom, etc. to do an “in-person” type meeting. You will have to take the inside pictures, both still and video. I can still do an extraordinary job of marketing your home 🏠, but can not come to your home in person. Today’s world is so digital that it is possible to sell a home without us meeting in person.

Can you buy a home that is for sale?

The answer is YES. You can see the home through a virtual video tour. We can do the paperwork electronically and I will go over the paperwork with you by phone  or virtual meeting. One thing you can do is put into the contract that the sale is contingent upon the buyer seeing the home once the restrictions are lifted. As a buyer, you want to do this!!! Video is great, but the best thing is seeing it in person. It is possible to skip that contingency if you are an investor and already plan on unexpected repairs to the property, or someone who can handle repairs that come up, such as a contractor. We would have to talk more about that option.
